I want to give a shoutout to @truckpark_king who gave us a layout of a site that I'm exploring to use as a parking/storage facility. pic.twitter.com/dPB9TDoaw8

But first, here’s what’s happening in your neck of the 🌲 woods…
📰 “The growth story of the Southwest Florida market, it’s one of the top 10 growth areas in the nation.” https://www.costar.com/article/1101857193/butters-realty-management-bets-big-on-southwest-florida-with-gulf-landing-logistics-center
📰 “Less than a year after governments in Lee and Collier counties spent millions on restoring their beaches from the effects of erosion, they’re going to have to do it again.”
📰 “”It’s a good location to serve all of Florida as a regional distribution center, with Sarasota County to the north and Collier County to the south. The growth we’re seeing in Southwest Florida, specifically Punta Gorda, also makes it a strong location for last-mile distribution.”” https://patch.com/florida/fort-myers/first-tenant-signed-florida-gulf-coast-75-logistics-center
Tweet of the week…
🚨Trigger warning🚨
With freight rates in the gutter I think it's time to revisit an old thread.
These are my personal opinions and don't help my cause. My honest take on the IOS market:

Region Spotlight 🔦
Fort Myers, Florida
- Strategic Location: Fort Myers benefits from its strategic location along Florida’s Gulf Coast. It is well-connected to major transportation routes, including Interstate 75, which runs north-south, and US Route 41, also known as the Tamiami Trail. The Southwest Florida International Airport serves as a major transportation hub, providing air connectivity to national and international destinations.
- Logistics Infrastructure: The region has seen considerable investment in logistics infrastructure, including transportation networks, warehouses, and distribution centers. With its proximity to major ports such as Port Tampa Bay and Port Everglades, Fort Myers serves as a gateway for international trade, facilitating the movement of goods and products.
- Business-Friendly Environment: Fort Myers and the wider South Florida region have established a business-friendly environment that attracts companies involved in logistics, warehousing, and distribution. The state of Florida offers tax incentives and pro-business policies, making it an attractive destination for companies looking to set up operations.
- Workforce: Fort Myers benefits from a diverse and skilled workforce. The region has experienced population growth, attracting professionals from various industries. Additionally, local educational institutions, such as Florida Gulf Coast University, provide programs that cater to the needs of the logistics and industrial sectors, ensuring a pipeline of skilled workers.
Areas to know: Martin Luther King Blvd., Lehigh Acres, Jean St., Canal St.
“Not enough spots in the area, but more coming. More lots in Lehigh.” – Juan Carlos, manager at US Transport
Some boots on the ground 🚛 stats…
- When looking at TP, the overall product offering is what I would describe as entrepreneurial scrappy…
- You’ll notice several truck repairs stores using extra space to park OTR drivers or dirt lots along the offshoots of the local major intersections run by families (many more times than not, and most likely hispanic ones so sharpen your skills hombre)
- Ones to watch out for: SW Truck Parking (in Lehigh on 55th and 4th St) – great site recently developed, asphalt, striped, secure electronic gate access and lights…6 Stars ⭐⭐⭐⭐⭐⭐ and currently operating (and growing)
- *Shameless RH Plug: if anyone knows more about them, we’d love to work with the group!
Wondering what 🚛 rates are here…🎤: Off Major Thoroughfares we were charged $225 / Monthly Truck + Trailer (Q4 ‘22)
